- Our typical max LTV is 65%–70%, depending on the asset type and deal strength. If there's significant upside or strong compensating factors, we may be able to make exceptions.

- We consider ground-up construction or major rehab projects on a case-by-case basis. We’re happy to review your project and let you know if its the right fit for us.

What are your interest rates?
- Interest rates for hard money loans vary based on the deal. Generally, rates start at 9% and go up from there, with loan terms usually between 1 and 5 years.
Are there any upfront fees?
- No. We don’t get paid until we close your loan. The only fees our borrowers will see are for appraisals, inspections, or third-party reports. There are no hidden fees, and we’re fully transparent during the process.
What’s the minimum and maximum loan size?
- We typically lend between $50,000 and $10,000,000, though larger loans are possible with strong deals or portfolio scenarios.

- Yes — we manage Vantex Mortgage Fund LLC, a direct portfolio lender, which means we typically lend our own capital through our private mortgage fund. This gives us full control over the approval process, terms, and timing. We don’t rely on outside banks or underwriters, which allows us to move faster, be more flexible, and make common-sense lending decisions that traditional institutions can’t.
