San Jose Hard Money Lenders Since 2003

Since 2003, Vantex Capital Group has provided hard money financing for California real estate investors and property owners. While our office is based in Carlsbad, we lend throughout California and regularly evaluate qualifying hard money loans in San Jose and the greater Silicon Valley market.

San Jose transactions often involve high-value real estate, competitive acquisition timelines and properties that do not fit neatly into conventional bank underwriting. Investors may also need short-term financing to complete renovations, refinance maturing debt, access existing equity or bridge a property into longer-term financing.

Vantex provides asset-based financing for qualifying residential investment and commercial real estate. We evaluate the collateral, available equity, requested leverage, borrower capacity, purpose of the loan and a realistic exit strategy.

Our San Jose lending programs may be used for qualifying purchases, refinances, fix-and-flip projects, bridge loans, cash-out transactions, second trust deeds and certain construction-related financing needs.

Hard Money Loans In San Jose California

Private Financing for San Jose Real Estate

San Jose's real estate market creates financing situations where conventional lending does not always line up with the transaction. A borrower may be purchasing a property that needs substantial work, facing a short acquisition deadline or refinancing a loan that is reaching maturity before permanent financing is available.

Existing property owners may also have substantial equity but need business-purpose liquidity without selling the underlying real estate. Other borrowers may need a short-term second trust deed while preserving favorable first-position financing already in place.

Hard money can be useful in these situations because underwriting is built around the real estate and the complete transaction rather than a standard consumer mortgage template.

Qualifying residential transactions commonly close in approximately one to two weeks, while commercial transactions commonly require approximately two to four weeks. Some transactions can move faster, while unusual title, valuation, construction or documentation issues can require additional time.

The Vantex Advantage

Since 2014, the Vantex Mortgage Fund, LLC has provided Vantex with proprietary capital for qualifying hard money transactions. In addition to managing our own investment fund, our lending team maintains access to established private capital sources.

That structure matters when a borrower needs direct feedback on a San Jose real estate transaction. A mortgage broker generally places a proposed loan with a third-party lender or investor. A direct portfolio lender can evaluate qualifying loans through the lending operation that controls the capital.

Vantex can make lending decisions, perform underwriting, prepare many loan documents and manage the financing process directly. Borrowers can discuss the property and loan structure with the team evaluating the file instead of waiting for a separate lender to review a broker submission.

For time-sensitive San Jose purchases, maturing loans and transitional real estate, this direct process gives borrowers an earlier understanding of whether a transaction fits our current lending parameters.

What Vantex Reviews on a San Jose Loan

Hard money lending is often described as asset-based because the property and available equity are central to underwriting. That does not mean the rest of the transaction is ignored.

For an initial review, it helps to provide:

  • Property address
  • Property type
  • Estimated current value
  • Purchase price, if applicable
  • Requested loan amount
  • Existing mortgage and lien balances
  • Proposed lien position
  • Purpose of the loan
  • Renovation budget, if applicable
  • Borrowing entity, where applicable
  • Desired closing date
  • Expected repayment, sale or refinance strategy

Vantex does not state a fixed minimum credit score for qualifying business-purpose loans. Property value and equity are central to underwriting, while borrower history, payment capacity, loan purpose and the proposed exit may also be considered.

Rates, Fees & Loan Costs

Hard money is generally more expensive than long-term conventional financing because it is designed for shorter-term and more specialized real estate situations.

Vantex's general guidelines currently start around 9%+ for qualifying first-position loans and around 10%+ for second-position loans. Final pricing depends on leverage, property type, lien position, loan size and the complete transaction.

Vantex states that it does not charge its lender fees unless the loan closes. Borrowers should still review all proposed costs before moving forward, including lender fees, appraisal or valuation costs, escrow and title charges, extension provisions, minimum-interest requirements and any applicable prepayment terms.

The right comparison is not simply the interest rate. The borrower should evaluate the total financing cost against the purpose of the loan, expected holding period and value of completing the underlying real estate transaction.

How the Direct Lending Process Works

The first step is determining whether the property and proposed loan structure fit Vantex's current guidelines. From there, the file can move through valuation, title, underwriting and closing.

Hard Money Lending Across San Jose

San Jose contains several distinct residential and commercial submarkets. Vantex evaluates the underlying property and loan request rather than assuming that every transaction in Silicon Valley should be financed the same way.

Central & Downtown San Jose

Multifamily, mixed-use, rental and commercial properties can create financing needs tied to acquisition timing, renovation, tenant stabilization or refinancing.

West San Jose

Higher-value residential investment properties and smaller multifamily transactions may require a lender capable of handling substantial collateral values and customized loan structures.

North San Jose

Commercial, industrial, office and mixed-use properties may benefit from private financing when conventional underwriting does not match the required transaction timeline.

South San Jose

Residential investment acquisitions, rental properties and qualifying renovation projects can be considered based on the collateral, equity and proposed exit.

East San Jose

Value-add residential and small multifamily properties may fit Vantex programs when the underlying deal and leverage meet current lending guidelines.

Greater Silicon Valley

Vantex also maintains dedicated lending pages for nearby markets including Santa Clara County and Fremont .

Direct Hard Money Lender vs. Mortgage Broker

Both brokers and direct lenders can be useful sources of real estate financing. The key distinction is understanding who controls the capital and who makes the final lending decision.

Financing Factor Direct Portfolio Lender Mortgage Broker
Capital Source Uses capital controlled or managed by the lending company Places the loan with a third-party lender or investor
Initial Review Lending team can evaluate program fit directly Broker may need to identify an outside lender suited to the transaction
Underwriting Vantex performs underwriting directly for qualifying portfolio transactions Final underwriting requirements are controlled by the selected third-party lender
Communication Borrower communicates directly with the team reviewing and structuring the loan Broker generally communicates between the borrower and funding source
Potential Advantage Direct feedback, fewer handoffs and visibility into whether the loan fits the lender's program Ability to compare a proposed transaction across multiple outside lending sources
