Easy to work with. No problems with contacting Vantex for questions, refinancing and loan extensions. However, the loan servicer FCI was very problematic and picky, so I had to document check payments via US post office postmark so they would credit properly. This loan was in probate. So the process could have been different than what other experienced.

Why we Love Being San Diego Hard Money Lenders
As direct, Carlsbad-based hard money lenders in San Diego, Vantex Capital Group doesn’t just understand the Southern California market—we fund it from our own backyard. From luxury coastal fix-and-flips in La Jolla and Encinitas to commercial bridge loans near the downtown Gaslamp Quarter, we provide decisive, asset-based capital for non-owner-occupied real estate. Because we lend directly from our own in-house portfolio, the Vantex Mortgage Fund LLC, we completely bypass the delays and red tape of traditional mortgage brokers. When you bring us a deal in San Diego County, no matter if you’re looking for owner occupied bridge loans, hard money loans, or otherwise, you get a straight “yes” or “no” on your first call and a reliable path to the closing table.

Financing at the Speed of the San Diego Market
San Diego’s hyper-competitive real estate landscape demands absolute agility. Whether you are revitalizing aging coastal properties, adding high-yield ADUs in North Park, or acquiring inland commercial spaces in San Marcos, waiting 45 days for a bank approval will cost you the deal. That is exactly why hard money lending in San Diego requires a partner who underwrites on common-sense logic. We look at the strength of the asset, the equity, and your exit strategy—not arbitrary credit metrics. By keeping our underwriting entirely in-house, we are positioned to fund time-sensitive transactions in as little as 5 to 10 days. Our comprehensive suite of private money solutions is tailored specifically for real estate investors and developers, featuring:
Fix-and-Flip Loans: Fast acquisition and rehab capital to beat all-cash buyers.
Bridge Financing: Short-term liquidity to stabilize properties or transition between investments.
Cash-Out Refinances: Unlocking trapped equity in your existing San Diego portfolio to fund your next project.
Commercial & Multi-Family Loans: Scalable capital for larger North County and South Bay developments.

A hard money loan is a short-term, asset-based loan typically used by real estate investors and developers. Unlike traditional bank loans that heavily weigh the borrower’s personal credit and income history, hard money lenders focus primarily on the value of the property being used as collateral. This makes them ideal for purchasing distressed properties, completing renovations, or securing quick funding when traditional financing isn’t an option.
Speed is the primary advantage of hard money lending, especially in a highly competitive market like San Diego. While traditional mortgages can take 30 to 45 days (or longer) to process, direct hard money lenders can often approve requests within 24 hours and fund loans in as little as 5 to 14 days.
Real estate professionals in San Diego typically use hard money for:
Fix-and-Flips: Purchasing a distressed home, funding the renovations, and selling it for a profit.
Bridge Loans: Securing temporary financing to “bridge the gap” between buying a new property and selling an existing one.
Real Estate Auctions: Having the cash-like buying power necessary to win bids at property auctions.
Construction Loans: Securing the capital needed to develop raw land or build new properties.
Because hard money loans carry a higher risk for the lender and prioritize speed and flexibility, they come with higher interest rates than conventional mortgages. Rates generally range from 8% to 15%, depending on the lender, the borrower’s experience, and the Loan-to-Value (LTV) ratio. Terms are usually short, ranging from 6 to 24 months, and typically feature interest-only monthly payments with a balloon payment due at the end of the term.
Not necessarily. While a good credit score can help you secure better terms, hard money lenders are far more concerned with the “hard asset”—the property itself. If there is significant equity in the property or you are providing a substantial down payment (often 20% to 30%), a direct lender can often approve the loan even if your credit history isn’t perfect.
Yes, Vantex Capital Group works with foreign nationals and non-US citizens investing in California. Because we base our underwriting on the asset’s equity rather than traditional US credit histories, we are an ideal partner for international investors. This is a significant advantage of utilizing San Diego hard money lending to build your stateside portfolio.
Absolutely. 1031 exchanges come with rigid IRS deadlines that traditional banks often miss. Because we manage our own funds, we can close in as little as 7 to 14 days, ensuring your tax-deferred exchange is executed flawlessly and your capital is protected. Learn more about how fast we close by visiting our commercial hard money loan page.
We regularly lend to estates, trusts, and administrators navigating the probate process. If the estate needs liquidity to buy out heirs or fund renovations prior to listing, we can lend against the property’s equity without requiring personal income verification from the heirs.
Yes, we often structure loans with built-in interest reserves, particularly for heavy rehabs or ground-up construction. This allows the monthly interest payments to be drawn directly from the loan funds, freeing up your personal cash flow to focus entirely on the project. This flexibility is a core reason investors trust us for San Diego hard money lending.
We take a common-sense approach to mixed-use and non-conforming assets. Instead of rejecting a property due to zoning technicalities, we analyze the income potential and the highest and best use of the real estate. For insights on residential components of mixed-use, review our residential hard money loan criteria.
San Diego Mortgage Broker vs Hard Money Lenders
Navigating San Diego’s hyper-competitive real estate market requires more than just a sharp eye for a lucrative property—it requires immediate, liquid capital. When a prime fix-and-flip or coastal multi-family hits the market, the funding source you choose dictates whether you close the deal or lose it to a cash buyer. Many local investors mistakenly lump San Diego mortgage brokers and direct hard money lenders into the same bucket, assuming both lead to the same result. But when the escrow clock is ticking, understanding who is actually writing the check versus who is merely shuffling paperwork is the difference between a successful project and a devastating missed opportunity.
Mortgage Broker
Let’s be completely transparent: a San Diego mortgage broker is essentially a professional middleman. They do not control the capital they are offering. Instead, they package your loan scenario and shop it to a disjointed network of outside institutions or private investors, hoping to secure a match. This fragmented approach inherently invites critical delays, hidden broker fees, and rigid third-party underwriting criteria. Because a broker is entirely dependent on someone else's final approval—a process often bogged down by institutional red tape and endless requests for tax returns—your time-sensitive deal is left floating in limbo, jeopardizing both your earnest money and your closing timeline.
Hard Money Lender
Vantex Capital Group eliminates the middleman entirely. As a true direct portfolio lender, we fuel San Diego real estate projects using our own proprietary capital from the Vantex Mortgage Fund LLC. We don't shop your deal to outside voices; we underwrite it completely in-house using common-sense, asset-based logic. We care about the strength of the real estate, the equity available, and a solid exit strategy—not a pristine credit score. By keeping everything under one roof, we provide the transparency you deserve: a straightforward "yes" or "no" on your initial call, and the agility to fund your transaction in as little as 5 to 10 days.
